Your tenancy

There are two types of tenancies; Secure tenancy and Leasehold.


As a secure tenant of the Council all services provided by the Co-op will mirror that of the Council as a whole, except that these services are provided directly by the Co-op form its estate based offices and through the Contractors that it may choose to engage to carrying out certain services.

 

The tenancy Handbook explains fully what the responsibilities and rights are of a Secure Tenant.

 

The office can give general advice to all leaseholders and liaise with the Main Leasehold Department on the behalf of the leaseholder in matters to do with service charge queries, terms and conditions, legal enquiries and when assigning a Lease.

 

Brent housing partnership has made available a Leaseholder's Handbook for those who have bought their homes under the right to buy legislation. This booklet explains the leaseholder's right and responsibilities.

 Your tenancy

Estate parking:

 

All residents have aright to park on the estate. The Co- op has in place a permit parking scheme. All residents will be given a free permit to park and one visitor permit for the use of their visitors. Residents can also apply for the use of a garage unit.

 

Complaints:

 

The Co-op has in place an identical complaints procedure of that of the Council and BHP. This procedure sets out the 3 main stages for any complaint that a resident may have with h full guidance of how to obtain a satisfied response.

 

Estate management:

 

Rent collection, Empty dwellings, Correspondences, Enquiries, Annual Tenancy checks, Vulnerable tenants visits, Nuisance and ant-social behaviour, Customer Care, Health & Safety, Repairs, garages, Parking, Staff Training, equal Opportunities, Re-housing, Concierge and referrals.

 

Estate services:

 

Cleaning and car parking continued to be a challenge in 2005. The Co-op identifies the main reasons is that the deck access communal flooring has reached its life span. No amount of cleaning, industrial or otherwise can maintain that pristine condition that all residents have told us that they desire.

 

The Co-op has carried out heavy duty industrial cleaning in the past and for a while all low level block flooring had improved in appearance. However, because these deck access floors are open to the weather, wind, rain and dust is attracted and embeds itself in the surface. The beneath flooring also seeps structure chemicals which also adds to the deterioration of the flooring.

 

The Co-op is in the process of looking at alternative treatment and raising the necessary Capital Funding for future replacement of all floor coverings throughout the estate.

 

Damp and condensation is also another estate issue. The lack of external redecorating for an unusual length of time has also meant that many areas of the estate is nearing a dilapidated state. The Co-op will also tackle this via an aggressive Major Works programme in unison with Brent Housing Partnership (BHP). The Co-op acknowledges a report by Source Partnership dated 2003 and Amey in 2001 and will be submitting its Capital Receipts bid to the council soon after it has completed its Decent Homes programme across the borough.
